Q: You are the youngest Real Estate Entrepreneur in India, a role model worth emulating. Please tell us what inspired you to get into this Real Estate field? According to Forbes, Real estate consultants are some of the happiest employees in the world. It gives me immense pleasure to deal with one of the most expensive assets available to purchase. I get a thrill from selling buyers a life-changing experience. Making a house into homes where they can make memories for a lifetime. Real estate also provides a path to financial freedom and a flexible schedule which has always been the way I wanted to work.

Q: You created history after being felicitated as Iconic RealEstate Consultant of the Year in Dubai at the Real Estate Mid-day icons award function. How was the feeling?

Awards make us feel good. They are an acknowledgement of a job well done and justification for the agony, the self-doubt, and the hard work that went into winning them. I have realized that no words can describe how I felt. I felt inspired, grateful, and most of all proud of my dream that turned into reality.

Q: You have over a decade-long real estate experience in Dubai, Tokyo and India. Amongst these, in which country do you enjoy working the most?

I enjoyed working in each part of the globe. But if you ask me which country I enjoy the most, it’s India and Dubai. The Indian market has given a strong ramp-up in the economy, and a very strong recovery post-Covid, especially in residential real estate in Delhi NCR and Mumbai. Dubai is characterized by dynamism and tax exemptions. Tax rates in others parts of the world are significantly higher and this is one of the biggest reasons for global buyers to view the Dubai property market favourably

Q: What is the future of Real Estate in India?

Observing current trends in the real estate sector in India, demand for residential properties is on the rise, this is due to heightened urbanisation and the rising surge of household income. India is now amongst the top appreciating property markets internationally. I feel there isn’t a better time to invest in the real estate market than now, also real estate always appreciates over the long term, which makes investing in property exceptionally rewarding

Q: In recent years, Real Estate has faced ups and downs. How do you deal with it?

India’s real estate sector suffered a major setback during the first and the second wave of the COVID-19 pandemic, but now it is showing signs of steady recovery. The real estate market is not ready to taper right now and will continue to move in a fast direction amid pent-up demand. Interest rates also have a major impact on the current boom. During these uncertain times, homebuyers are scouting for spacious projects, deploying sustainable materials and giving preference to self-sustaining societies. They are expecting a better experience and long- term connection with their house. I believe that given the changing needs and aspirations of people, the affordable housing and holiday home segment will continue to flourish in the coming few months.

Q: Being an Entrepreneur, How do you manage your work-life balance?

Just like you need a business plan to keep things on track and moving forward, one needs a plan to have a healthy work/life balance. Technology has been the key in achieving this. Having the ability to integrate work whilst I’m on the go allows me to be free when I need to be and not bound just to my office.

Q: During the pandemic-savaged year, when home sales plunged and commercial realty was facing a tough time, how did you manage to do business worth several crores during this most trying phase.

The second wave of the pandemic — like the first wave — hit both the housing and the commercial realty market in recent months. However, its impact was limited as developers were better prepared this time. Thankfully, with the decline in Covid cases, residential sales have started rising again, and along with that commercial real estate has also started showing signs of revival. Commercial realty is picking up momentum in the top cities of the country, driven by the IT/ITeS sectors

As an Ambassador of Zimbabwe, how would you like to portray your country, opportunities for Trade and Tourism?

Zimbabwe is a beautiful and peaceful country with hard-working people and a high literacy rate. The country is rich in diversity, culture and heritage amongst other factors. Under the exemplary leadership of our President, His Excellency Cde. E. D. Mnangagwa, the people of Zimbabwe are working towards the attainment of Vision 2030. This vision reflects the collective aspirations and determination of the people of Zimbabwe, towards attaining the status of a Prosperous Upper Middle-Income Nation by 2030. Zimbabwe’s economy is well diversified making the country a reliable and competitive supplier of a wide range of minerals; agricultural products; manufactured goods; as well as value-added services. Zimbabwe has the requisite infrastructure to facilitate trade and is strategically located in Southern Africa and is well connected through efficient road, rail and air transport networks. The population is approximately +15 million people and Zimbabwe is a party to several preferential trading arrangements such as the Southern African Development Community (SADC),

Common Market for Eastern and Southern Africa (COMESA), African Continental Free Trade Area (AfCFTA), frican Caribbean Pacific – European Union Eastern and Southern Africa Economic Partnership Agreement (ACP-EU ESA EPA). Zimbabwe is a remarkable tourism destination and is home to five UNESCO world heritage sites namely:: Victoria Falls; Mana Pools National Park, Sapi and Chewore Safari Areas; Great Zimbabwe; Khami Ruins; and Matobo Hills. Notably, Victoria Falls is the greatest waterfall on earth and locals refer to it as the “Mosi-oa-tunya” meaning the smoke that thunders”.

How do you see your country’s situation and areas of Trade and Infrastructure Development?

Under Zimbabwe’s National Development Strategy 1, macroeconomic objectives for the five years 2021-2025, Zimbabwe aims to achieve an average annual real GDP growth rate of above 5%. The Domestic GDP growth rate forecast for 2022, is approximately 5.5%. Further, exports and imports for 2022, are forecasted at US$4.73 billion and US$5.9 billion respectively, presenting vast opportunities for trade in goods and services. Investment opportunities in the area of Infrastructure Development are mainly in the form of Public-Private Partnerships (PPPs). These lie in enhancing existing: Health Care Facilities; Power Generation Plants and Power Transmission and Distribution Networks; Renewable Energy Works; Gas and Petroleum Infrastructure; Transport Infrastructure; Urban Transport Systems; Water Supply, Treatment and Distribution

Systems; Solid Waste Management Works; Education Facilities; Housing Projects; and Information Communication Technology.

What prospects does Zimbabwe have in terms of investments or businesses for outsiders?

There are vast investment opportunities for foreign investors in the Mining; Pharmaceuticals; Tourism; Energy; Agribusiness; Infrastructure, ICT and the Digital Economy economic sectors. Some of the opportunities are as follows:

Tourism:

Zimbabwe presents vast investment opportunities in tourism, anchored on nature, wildlife, good climate, sound infrastructure and services. Investment opportunities for tourism include Budget to Luxury Hotels, Lodges and Safari Camps; Integrated Resorts, Golf Estates and Casinos; Medical Tourism and Amusement Parks.

Mining:

Zimbabwe has several minerals including Palladium, Rhodium, Gold, Platinum, Diamonds and Rare Earth Elements. Investors should, therefore, take advantage of the smelting and refining opportunities presented by the beneficiation of minerals such as platinum (one of the largest known platinum group metals reserves in the world), chrome, lithium, nickel, diamonds, copper and gold (2021 exports exceeded USD 1 Billion). Investments are also sought in the mining and processing of Rare Earth Elements.

Agribusiness:

The agri-business opportunities in Zimbabwe include manufacturing of irrigation equipment; Precision Agriculture, Efficient Technologies; Production of Veterinary Drugs; and Agro- processing.

Energy:

Zimbabwe has a power generation shortfall of about 1000 MW during peak periods. Opportunities in the Energy sector, therefore, include Coal; Coal Bed Methane (CBM) Gas; Base metals (nickel, copper, iron, cobalt) recovery from PGMs; Hydropower; Solar power; Biomass; Wind; Geothermal; Natural Gas; and Uranium.

Special Economic Zones

The government designated five Special Economic Zones (SEZs) namely Victoria Falls; Sunway City in Harare; Bulawayo; Beitbridge; and Fernhill in Mutare.

SEZs offer opportunities which include: Construction of Convention Centres and Hotels; Shopping Centres; Medical Tourism; Financial Services hub; Tourist Activities; Logistics; Mineral’s beneficiation; Agro-processing; Manufacturing; Power Generation; Heavy and Light Industries and Logistics. Incentives offered in the SEZs include:

Zero-rated Corporate Income Tax for the first 5 years of operation with a corporate tax rate of 15% applying thereafter; ·
Special Initial allowance of 50% of the cost from year one and 25% in the subsequent two years; ·
Specialized expatriate staff will be taxed at a flat rate of 15%; ·
Exemption from Non-residents withholding tax on fees on services that are not locally available; ·
Exemption from Non-residents withholding tax on Royalties; ·
Exemption from Non-residents withholding tax on Dividends; and ·
100% rebate on customs duty for all imported equipment, machinery and raw materials.

What will be your message for Indian businessmen seeking to invest in Zimbabwe?

Zimbabwe is open for business and welcomes investments from Indian businesspeople. There are several business and investment opportunities in various sectors of the economy as mentioned earlier. Zimbabwe has made reforms to enhance the business climate including the operationalization of a One-Stop Investment Shop namely Zimbabwe Investment and Development Agency (ZIDA) that handles all investment-related matters. Further, the promotion and protection of foreign investments in Zimbabwe is a priority, including fair and equitable treatment which is no less favourable than that which is accorded to investments by Zimbabweans.

There has been a trend of development of Education and Sports in Zimbabwe. Any inputs you would like to share on it so that other countries can be benefitted?

Zimbabwe has always valued human capital development. The Government constantly spends a sizable proportion of the national budget each year on the construction of educational facilities including higher and tertiary institutions of learning. The government also constantly seeks to ensure that education is affordable across the country. Regarding sports, Zimbabwe’s Ministry for Youth, Sport, Arts and Recreation puts a lot of effort and resources into ensuring athletes are well trained and facilitated to undertake their sporting activities be it at National, Regional or Global levels.

Any other area or question, you may wish to add or highlight to promote your country? Zimbabwe is making good progress on the African continent regarding covid-19 vaccination with vaccination rates of 38% and 29% of the targeted population have been inoculated with the first and second doses respectively.

Jagdeesh Chandra: CEO & Editor of First India News

That’s the philosophy that has allowed Mr Jagdeesh Chandra, in the last 40 years, to steer so many ventures to success.

Jagdeesh Chandra is the man who has redefined the mantras of media. Today, as CMD-First India News and CEO & Editor-in-Chief of First India, an English daily with three editions, he is a man to be reckoned with and an iconic figure in Bureaucracy and Journalism.

A former path-breaking bureaucrat, he is credited with turning around and revolutionizing many a department he took over, be it as CMD of Rajasthan Dairy Cooperation, Commissioner-Jaipur Development Authority or as Transport Commissioner. His journey was set right from the days he took over every stage he spoke from, emerging as the best and keenest of debaters in the esteemed University. Even today, he is remembered for his powerful oratory skills for his financial acumen and keen analytical brain as a bureaucrat.

Jagdeesh Chandra was born in 1950 and brought up in Rajasthan. After completing his education in 1973, as M.Com., as a Gold Medallist from the University of Rajasthan, he topped the Rajasthan Administrative Service examination in 1974. For the next fifteen years, till he was promoted to IAS on merit by UPSC, he held various key positions in the State Government. In IAS, he was allotted 1990 batch and remained in IAS till August 31, 2008, when he took voluntary retirement at the age of 58, two years before the retirement age (60 years).

These days were but a harbinger to his grand entry into the world of Media. As Head – ETV News Network, for close to a decade, Mr Jagdeesh Chandra was instrumental in re-structuring regional news for the common man and drove revenues to a respectable level in regional news media.

After serving in Civil Services for about 30 years, including more than ten years in IAS in the super time scale and twenty years in Rajasthan Administrative Services, on crucial positions, he took over a subsequent ten years long all India CEO tenure for 15 ETV News Channels in 22 states and a one-year tenure as Executive Director and CEO for 10 Zee Regional News Channels.

Mr Chandra is credited with changing the face of regional news forever, and it is a testimony to his creativity, passion, understanding of the issues of the common man, insightful analysis, teamwork, in fact, his success mantra- that the channels he has led and moved on from, still follow his rules and ideas.

His unique “Patti” (Breaking News) system became the talk of the Entire Media Industry, whereby every small piece of information was fed into the Control Rooms of the Channels. People were encouraged to participate, call and give information on the news items in their local areas. This information would then be verified & put on the air in the form of the ticker. This revolutionized the way news collection was happening in the traditional media space.

“Khabar hi Jeevan hai” (News is Life), the very famous slogan, was scripted by him. Jagdeesh Chandra grew his business not by the competition rules but by The Golden Rule of “Partnerships”, as he firmly believes that resources multiply when two people or organizations pool their power for a common goal.

During his TV tenure as CEO and Editor, ETV Gujarati, Narendra Modi (in his capacity as BJP’s Prime Ministerial candidate) in 2014, just after the announcement of his candidature, gave his first 80 minutes long pre-Lok Sabha poll interview to Jagdeesh Chandra in the JC Show, ignoring the pending requests of 221 National and International News channels and Print media. Subsequently, during the campaign, he gave two more interviews, and in this way, ETV made a record by having three Narendra Modi interviews in a single row. Similarly, Amit Shah also gave his first interview and subsequently two more interviews to Jagdeesh Chandra. One of the rarest 7 minutes Rahul-Priyanka Gandhi informal interviews was also given to Jagdeesh Chandra. His shows on the ‘Future of Media’ and ‘Corona Crisis’ were among the most appreciated and watched across for their clarity and accurate analysis.

In April 2018, he took over the charge of a five-year-old non-existent channel, “First India News Rajasthan”, as CMD and turned around the financials of the channel. Jagdeesh Chandra rightly enjoys the reputation of a game-changer and turnaround man who has got some sort of expertise to convert loss-making undertakings into profit-making ventures.

He did the same job during his IAS tenure, where he had turned around the loss-making faces in Jaipur Development Authority (a Real Estate Controlling Authority in Jaipur city) as its Commissioner and also turned around the Transport Department as its Commissioner and Secretary. Similarly, on the Government, ETV and Zee pattern, he also converted a loss-making Rajasthan Cooperative Dairy Federation into one showing handsome profits. During his tenure, Jaipur had emerged as an all-India investment destination, with an Rs.5000 crore revenue mark by selling out a large chunk of lands to investors, out of a 56,000 bigha JDA Land Bank, which he had planned and worked out in 100 days. This tenure also included a 50,000 bigha land acquisition for Ring Road and SEZ projects near Jaipur, because of which land rates had gone up to 7 times high in the Jaipur and adjoining land markets.

He has been bestowed with a Lifetime Media Achievement Award by Aavishkar Media Group, where Anjana Kashyap, Sudheer Choudhary and a few other leading media personalities were honoured. During his ETV and Zee tenure, he accompanied Dr Pranab Mukherjee and Prime Minister Manmohan Singh in all their 55 foreign trips, which is a record in Indian media history.

After an outstanding tenure as CEO of ETV News Network, he took charge as Executive Director and CEO of ZEE Regional channels, ZEE Hindustan and ZEE Salaam. During this time, he also took over as Editor, DNA, Jaipur and turned the decade long loss-making newspaper into a success story, both in terms of revenue and readership; Jagdeesh Chandra showed once again that how with out-of-the-box thinking and an innovative approach, nothing is impossible. He bridged the gap between audiovisual and print content and started another chain of change in media. In April 2009, he started First India, Rajasthan’s own English Daily from Jaipur, then the Ahmedabad Edition in November 2019 and the Lucknow Edition in November 2020. It’s the magic and management of Jagdeesh Chandra that already the newspapers have caused a stir right from the North Block to the South Block. The newspapers bring the latest in exclusive news to the discerning reader and make inroads on the digital front and in the hands and hearts of their readership. The news is discussed widely in the corridors of power in both the capitals Jaipur and Gandhinagar.

As he is widely and fondly known, JC set new benchmarks with his hugely popular show, The JC show. He Shoots People for a Living

When I was asked to write a bio for International Photographer Robbie Merritt I found myself becoming more and more captured by this man’s charisma and knowledge of Photography and Art. The more I understood this man the more respect I gained from understanding that he believes in the Power of Positive Affirmation. If he believes it can be done it will be done. When you commission Robbie Merritt to capture fleeting seconds in your own life he is capturing them momentously.

During his studies as a teenager Robbie worked every weekend unpaid for 12 months as a stringer ABC Film News Cameraman with his much respected mentor the late Tony Munday . His second break came when the late Sir Douglas Burton from the TVW Channel 7 Network offered him a full time position in 1978 as a Photographer, Television Host, Actor and part time Celebrity. He worked exclusively with the Miss Universe Pageant shooting Celebrities such as Donny Osmond, Robin Moore , Chantal Contouri . Robbie was the youngest ever TV Week and TV Times Paparazzi working for TVW7.

Robbie continued working for the ABC on Sundays but always dedicated his Saturdays to the Sunday Times Newspapers where he developed skills from the masters of Paparazzi John Ibbs (former editor the Sunday Times), the Late Julian Cowan and Neil Elliot the importance of getting the shot the first time as you get no second chance.

Today much of what was cultured into his mindset plays out today in every photoshoot. In 1984 he moved from TVW 7 to Melbourne where he as a stringer for Age Newspapers and shot for magazines such as Black and White, Australian Women’s Weekly, New Idea, Australian Vogue and several News limited publications.Living in a small unit in St Kilda spending his days shooting beautiful models and selling educational publications, Robbie moved to Sydney in 1987 where he lived in Neutral Bay commuting daily to his York Street Studio where he eventually met and later married one of his Models and moved to Far North Queensland to raise two amazing kids Nathan and Mitchell both now grown men with an entrepreneurial outlook on life.

In 1992 Robbie worked as Photographer for Village Roadshow, Time Warner and Fox Studios, Optus and Gold Coast Models. Living in the Gold Coast his business was nominated as a finalist for the Courier Mail Business Achievers Award.

During the next 10 years Robbie worked as photographer and sometime Actor/ Extra on various movies such as the Phantom, Fortress, Space Above and Beyond and many local TV Commercials and print media. Moving back to Perth in 2004 he rekindled his connections with Perth Media people and was proud to be invited as Celebrity Photographer at the TVW7 50th Reunion. This showcased over 5 years of Robbie’s work whilst at TVW 7 where many of his images are now a fixture in it’s corridor’s.

Since 2005 Robbie has shot/filmed/photographed over 5,000 clients, worked on countless Television Commercials, helped hundreds of men and women realize their dreams to become published and recognized models. Robbie is Western Australia’s key contact for American News Publishers ‘United States Press Agency’, ‘EIN News and Entertainment’ where many of his Paparazzi skills are seen on ‘E-News’, ‘TMZ’ and distributed to over 3,000 global magazines .His journalistic skills are a regular feature on Google News, The ‘Hollywood Reporter’ even the ‘Wall Street Select’ .

Robbie has always had a close affiliation with many fashion organizations and was proud to be working in 2013 with ‘Global Fashion Week’ . Robbie’s Portraiture work is second to none, his tutoring and coaching with every shoot is pedantic, his style of wedding photography is unique is featured in WA Brides Magazine 2013 with over 12 pages of pictorial shoots including the back cover.

Robbie also finds time to donate many hundreds of hours to help fund raise charitable organizations and in 2013 his work extend further to an amazing exhibition of portraiture for the ‘Cancer Survivors Association of Western Australia’ and the ‘Rural Royal Flying Doctors Association’. I am proud to say he was appointed ‘Official Photographer to World Fashion Week in Paris 2013’ where his work and humanitarian efforts can now extend overseas .

In 2014 Robbie was nominated Australian of the Year for his humanitarian efforts over a lifetime of achievements. Overcoming personal battles with depression and an obsessed stalker /photographer from Perth, Robbie moved to Sydney alone in 2017 where within a few weeks his fast became the ‘Go To Man’ in Sydney for actors headshots , corporate images and magazine covers.

Over the next few years Robbie worked with world class models , exotic super-cars and some of the most talented actors from all over the world with his work being published in mainstream magazines from MAXIM to MARIE CLAIRE .

We now hear he is also an Associate Producer for several Australian blockbusters such as ‘Stripey’ a film by Warren Coleman who co-directed the Academy Award-winning animated feature Happy Feet and co-wrote Happy Feet Two.

Robbie is also involved with several action thriller feature movies being produced right here in Sydney creating jobs for hundreds of local creative talents. You will often see Robbie inviting work associates and emerging actors to Zoom meetings with Hollywood Director Michael Mandaville , producer and writer, known for Taken (2008), Taken 2 (2012) and Taken 3 (2014) or Steven Bernstein, ASC, DGA, WGA , an American cinematographer, director, screenwriter and author who in 1992 he won the Best Artistic Contribution Award at the Tokyo International Film Festival for Like Water for Chocolate alongside Emmanuel Lubezki. Steven’s movies also include ‘Waterboy’, ‘White Chicks’, ‘SWAT’, ‘Dominio’ and ‘ Scary Movie 2’.

Danube Home to Donate 10% of Profits for COVID Relief in India

Danube Home, a part of Dubai-based multi-billion dollar diversified Danube Group, will donate 10% of its profits from its Dubai Store sales for May for COVID humanitarian aid in India.

Danube Group, a Dubai-based multi-billion dollar diversified business conglomerate, has risen to contribute towards COVID relief efforts in India. Danube has announced to donate 10% of its group company Danube Home’s Dubai profits from its sales for May which run into crores to mitigate COVID pains in India. The relief initiative will be handled by Danube Home Foundation, through which customers too will be urged to contribute towards this noble cause.

Danube Home will primarily be donating to oxygen provider agencies as well as the NGOs in Mumbai, the city from where the company’s Chairman Mr Rizwan Sajan hails. To begin with, Danube Home has already decided to donate to three institutions based in Mumbai which include Popular Front of Maharashtra, Rotary India and Kalsekar Hospital. Further, Danube Home is also looking to donate to NGOs across India engaged in COVID relief operations.

Making the announcement, Mr Adel Sajan, Group Managing Director- Danube Group said, “Given the severity of the devastating pandemic situation in India, it’s our utmost responsibility to make efforts towards helping the needy and the sufferers across India. Since its inception, Danube Group has stood strong with the people of India to make a positive difference in society. If we look at the nationwide fight against COVID-19, it is very much required for all organizations to come forward in every possible way to ensure that our citizens have seamless access to healthcare services, oxygen and other requirements which can save precious lives.”
