Q: You have an extensive career span with varied experience in the real estate sector. Through this journey what are the significant milestones that have shaped your career? What are the unique experiences and insights that you can share about your journey?
This is an Excellent Question because I came to Real Estate Industry by “Choice” and Not by “Chance”. I was a well Performing Professional in a Multinational Organization with a High Paying Salary and I decided it is time I have to be Myself and start my Own Business in the Year 1997. After a Lot of Thinking and Planning, I decided to Shape my Business Career in Real Estate Industry. The most important Aspect I have learned in my 24 years of Business Career is that One has to be Planned and should have Business Plan which should be planned on a Step Up mode and No Business becomes a Billion Dollar company within a short period. The Biggest change I brought into the Real Estate Industry is the “Just in Time” Concept which was never heard of in the Real Estate Industry. We also brought a high amount of Software Skills into Project Planning and Execution in our Business even Way back in the Year 1999. The other Major Aspect we learned in my 24 Years of Business Life is that an Organization should be Planned Recession Proof so that even during a Recession the Organization survives and Thrives during the Next Economical Upward Turn.
Q: What does your work aim to say? How do you seek out opportunities?
My Work aim is to Achieve the Best Process Practice in the Industry and to Deliver a Project which meets our Standards and Ethics. Also to make Sure all stakeholders interests are taken care of. The Customer is a major Stake Holder hence we all Work towards giving them the Best Product in the Price band we have Sold the Product. I use my Experience and Foresight to Identify the Best Location and Most appreciating Locations in the City and Launch the Projects there. I have always been Successful in this Insight and made Sure our Projects appreciate faster than other Similar Homes in a Different Location within the same City.
Q: What are the consumer perceptions that worked for the advantage of your brand? What specific strategies or cultural inferences did your company adapt to cater to the discerning Indian Consumer?
During COVID 19 my Company Sales Doubled since the Work from Home Strategy taken by Most Large Companies helped Professionals looking to Buy New Homes for themselves and for Work from Home Concept and to Live. During COVID 19 we wanted to have the Best Motivated Employees Team hence Me and My Management team took a Decision that there would be No Salary reduction during Lockdown and also we made Sure Increments and Bonuses are paid even during COVID 19 period, whereby we have an Extremely Motivated and Talented team with us to Delivery Company Objectives and Projects to our Esteemed Customers. During COVID 19 I got Involved in the Design Process and Fine Tuned Many New Projects and made sure we Launched 2 times more Projects even during COVID 19 times. Our Advantage during COVID 19 period was the Highly Motivated Employee Team along with the Best Projects launched during the same Time Frame. All our Projects come under RERA Preview and RERA has been Gracious to give us 2 Extension in our Flat or Home Deliveries and to be Frank we have reoriented our Business plan in such a way that we are not planning to take any Extension in the Delivery Schedule even though RERA has legally given all Builders 2 Delivery Extensions in Bangalore / Karnataka. This Decision of ours will Bring More Customer Confidence and Satisfaction to our Delivery System and Execution Team Capacities.
Q: Are there any specific challenges that the company faces at the moment concerning the market and its consumers? How do you gather consumer or market insights for that?
We have No Specific Challenges externally Since a Home is a major decision making Process in any Customer’s Life so they would do Extensive research before Finalizing the same. The Customer Selection process would include the Past Deliveries of Project by the Builder, The Design Aspect of the Project, The Super Builtup Area to Carpet Area of the Flat / Home, The Price Point of the Product, Repeat Purchases by the Customers, The Specifications of the Project etc. With 24 Years of Real Estate Experience and Executing a Mind-blowing over 155 Projects, we have In-depth Knowledge and Data of the same within our Software System and use Extensive Date mining processes to Achieve the Best Project and Homes for our Customers with this Process.
Q: What innovations can we expect from your company shortly?
We are Planning to Launch Sky Villas which is an Apartment / Flat with No Common Walls in each Flat and also All 4 Sides Ventilated. We are also Delivering High-End Golf Community Homes. We have Projects coming Soon in Dubai.
We are also Designing and Planning to Launch the Tallest Residential Tower in South India.
Q: Any message for those who look at you as a Role Model?
Be Yourself and Let your Business Goal be on a Step UP mode. Do Minute Detailing Planning of both your Long Term and Short term Goals, Convert the same into Daily Goals and Work towards the same every minute. And adhere strictly to Simple Tasks like completing the Days Works the same Day (make
this as your LifeStyle), even if you are the Chairman of the Company. Be Grounded so that you do not Lose the Ground Reality.
Q: Any success mantra for wannabe entrepreneurs?
Be a Workaholic when at Work. Be a Dedicated Sports person when at Sports. Enjoy Life Fullest when you are enjoying your Hard Earned Holidays or Evenings. Compartmentalize Your Life and Daily routine into 3 Compartments: Work time, Exercise /Sports Time and Rejunivating time which could include spending Quality time with Family & Friends make sure all the 3 are Balanced and you do
not Miss out on any. If your Miss out on any then your Success is Meaningless since you would repent not balancing the 3 during the Later part of your Life.
